RESERVATIONS OVER 28 days: Inquire for special pricing and have different cancellation and payment terms.
A 10% OFFER CAN BE EXTENDED FOR A NON-REFUNDABLE FULL PAYMENT UPON BOOKING.
ID and credit card verification will be requested upon booking.
PAYMENTS DUE:
10% of reservation if more than 6 months from check in.
50% of reservation 6 months prior to check in date or upon
booking,
100% of reservation 30 days before check in date.
Failure to pay on time will result in cancelled reservation and no refund of payments.
CANCELLATION TERMS:
100% refund within 48 hours of booking if the check-in date is at
least 14 days away.
90% refund 30 days prior to check.
50% refund 14 days before check-in.
No refunds for cancellations made within 14 days of check-in.

1–Smoking is allowed only outside and smoking trash must be extinguished well and disposed daily in trash outdoors. Any signs of smoking trash on property not in proper trash receptacles or damage caused by smoking will incur partial retainment of deposit.
2– The property should be used for legal purposes only and other use, such as but not limited to, illegal drug use, domestic disturbances, harboring fugitives, etc. will be not be tolerated and if suspected will terminate your stay immediately and result in no refunds of rents or deposits. No Tenant shall grow
any Marijuana, Cannabis or similar plant in any part of the premises.
3—Guest making reservation is required to be 25 years or older, provide picture ID upon booking, present at check in and residing at property for entire stay- only exceptions may be granted if cleared with host directly. Not abiding by this can result in termination of stay with no refund.
4–NOISE: Be advised that any sound shall not be plainly audible for a period of one (1) minute or longer at a distance of twenty-five (25) feet or more when measured from the source property line between the hours of 10:00 p.m. and 7:00 a.m. daily and at a distance between the hours of 7:00 a.m. and 10:00
p.m. daily.
5–Dispose of trash regularly to outdoor cans and make sure to put out on designated days for pick up. There is a $50 fee assessed if not followed.
6– Please do not park in street or blocking street in any way. You will be towed. Private garage has room for two regular sized vehicles and at times there may be an open spot at front of complex entrance from AIA. The parking of automobiles in a swale, landscaped area or within public rights-of-way is
prohibited., The overnight parking of commercial and recreational vehicles is Prohibited.
7–Loss of garage opener or pool key fob will incur a $30 fine each for replacement.
8–Guests are not permitted to leave any personal items (i.e. clothing) on the exterior of the home including balconies, fences,doors ect. Items that are left outside are in violation of the Home Owners Association policy and the responsible party may be subject to eviction of the property. We appreciate your cooperation in obeying this rule.
9–Internet High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or
personal preferences with regard to internet service.
10– TV is provided and service level has been chosen by the
Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to TV service.
11— Keep windows and doors closed unless screened and within outdoor temperatures stated in house manual.
12– Please turn off pool light and other lights when not in area of use (ex. left on when gone or while sleeping).
13- Use of complex pool, spa, fitness room and sauna are managed by the community HOA and are out of our control if out of service or in need of any repairs. The HOA does an excellant job of maintaining them but no refunds or concessions will be provided if these amenties are out of service or in need of any repairs.
14–No outdoor musical performances allowed.
15–Possessions left behind by tenant will be held for the tenant
and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 15 days they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items.
16– Please use dark towels for makeup removal
