1–Smoking is allowed only outside and smoking trash must be extinguished well and disposed of daily in trash outdoors. Any signs of smoking trash on property not in proper trash receptacles or damage caused by smoking will incur partial retainment of deposit.
2– The property should be used for legal purposes only and other use, such as but not limited to, illegal drug use, domestic disturbances, harboring fugitives, etc. will not be tolerated and if suspected will terminate your stay immediately and result in no refunds of rents or deposits. No Tenant shall grow any Marijuana, Cannabis or similar plant in any part of the premises.
3—Guest making a reservation is required to be 25 years or older, provide picture ID upon booking, present at check in and reside at property for the entire stay- only exceptions may be granted if cleared with the host directly. Not abiding by this can result in termination of stay with no refund.
4–NOISE: Be advised that any sound shall not be plainly audible for a period of one (1) minute or longer at a distance of twenty-five (25) feet or more when measured from the source property line between the hours of 10:00 p.m. and 7:00 a.m. daily and at a distance between the hours of 7:00 a.m. and 10:00
p.m. daily.
5–Dispose of trash regularly to outdoor cans and make sure to put them out on designated days
for pick up. There is a $50 fine if not followed.
6-– Please do not park in the front of the 2 car garage. If your vehicles will not fit within the side entrance parking, overflow can park in front of the home and use the side path to enter the unit near garages.
The overnight parking of commercial and recreational vehicles is Prohibited.
7–-Loss of beach key fob will incur a $100 fine for
replacement.
8--Internet High speed wireless internet is provided as a convenience only and is not integral to
the agreement. No refund of rents shall be given for outages, content, lack of content, speed,
access problems, lack of knowledge of use, or
personal preferences with regard to internet service.
9– TV is provided and service level has been chosen by the
Landlord. No refund of rents shall be given for outages, content, lack of content, or personal
preferences with regard to TV service.
10— Keep windows and doors closed unless screened and within outdoor temperatures stated
in the house manual.
11– Please turn off lights when not in the area of use including outdoors (ex. left on when gone
or while sleeping).
12-Gates must be kept closed on sides of house. Pool area of house is fenced and gated from front of house. Children and anyone with disability issues need to be extra cautious around the pool.
13- Use of property pool, spa, and fitness room are subject to repairs and malfunctions. The companies that care for these amenities do an excellent job of maintaining them. No refunds or concessions will be provided for fitness equipment issues and for pool and spa only if results in complete loss of use during the entire stay. Any type of refunds or concessions are granted by the host at host's sole discretion.
14-Do not touch any of the equipment used to run and heat pool
Please do not adjust pool heaters manually. We do not heat our pools in
the summer as it is not necessary. Doing this will cause the pool heater
to burn out. Should this happen, you will be held responsible for all
charges incurred to replace/repair any damages.
Pools are heated at 80-85 degrees in the winter months. It is cooler in the
winter months. Pools have a hard time reaching 80 degrees in cooler
months no matter how high they are set. Understand that the pool
heaters are constantly running in the cooler months. They are working,
just not able to instantly warm up the pool water after a cool night. There
is nothing we can do about this. No concessions/refunds will be issued
for pool heat matters. Please keep in mind we do not charge extra for
heating pool like most properties do.
15–No outdoor musical performances allowed.
16–Possessions left behind by tenant will be held for the tenant
and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 15 days they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items.
17– Please use dark towels for makeup removal
